A TITLED BEACH FRONT PROJECT

Practically all the beach front located presently here in Costa Rica is concession property and is not titled property. Only two and one half percent of all the total beaches in Costa Rica are actual “Titled” beach front. In addition concession property can not be difficult at times to receive a mortgaged in Costa Rica, while titled beach front property can be mortgaged by most of the Costa Rica bank sectors.

The Ocean Club condo project has future designed plans for 12 deluxe direct oceanfront exclusive condominiums, which include three bedrooms, two and a half bathrooms. The condominiums have a constructed area of 2800 square feet & 3,700 square feet. The condominium project is currently planned four floors.  However, there are strong possibilities of increasing the construction heights too five or seven floors.

The total land area of the Ocean Club Condominium project is 5200 square meters of surface area, or 1.1/4 acres, of direct ocean front property.

The future condo development has almost 62 meters of direct Ocean beach front. That is approximately 180 running feet of ocean front.

Power supply line of 16.5 mega watts. This power line will have to be installed by the new owner and then approved by ICE required Standards.

The sewage treatment system, designed according to specifications of the planned development and drainage.

Primary and secondary power supply, along Main Boulevard with connections available to new condo project.  The power supply will be underground inside the project.

There is a Fiber optic telephone system with distribution center is planned later for the condo project.

There are approximately 60 pre-existing single family residential high end custom homes to make marketing the future condo project possible.

The current asking price for 2008 is $4,500,000.
